A Swedish apartment viewing lasts ten minutes. Ask this.

A visning is a short slot with other applicants circling the same three rooms, and the landlord answers whoever opens their mouth. The questions that decide whether the flat is a good one are about heating, what the rent covers and whose name goes on the contract. Here they are, in Swedish.

The short answer

A Swedish apartment viewing, a visning, is often a short slot shared with other applicants, so the questions have to be ready before you arrive. Five carry most of the weight: what the rent covers (Vad ingår i hyran?), how the place is heated (Vad är det för uppvärmning?), whether this is a first-hand contract or a sublet with written permission (Har du tillstånd att hyra ut i andra hand?), how much you hear from the building (Hörs det mycket från grannarna?), and whether anything is written down before you move in (Gör vi en besiktning innan jag flyttar in?). Ask them in Swedish. It is the one part of a viewing you fully control.

Ten minutes, and you are not the only one in the hallway

A visning is a slot, not an appointment. You are given a window, several other people are given the same window, and everyone is extremely polite about circling the same three rooms. The person answering questions is usually the landlord or the tenant moving out, standing by the door with a set of keys. Nothing is hidden from you. Nothing is volunteered either. You leave with exactly what you asked for, and most people ask about the second bedroom and then run out of nerve.

The listing already told you the rent, the size and the floor. It did not tell you whether heating sits inside that rent, whether the bedroom window faces a bus stop, whether the contract will have your name on it, or whether the bathroom is due to be torn out next spring. Those things are answered by a human being, in a hallway, once. If you are lucky you get a second viewing. Usually you do not.

You will also be one of several applicants, and most of what separates you from them is already decided: your payslip, your references, your place in the housing queue. Asking your questions in Swedish will not beat a better contract of employment. It does change what the landlord remembers about you an hour later, and on a shortlist where the paperwork looks the same, being the person who asked about the tvättstuga in Swedish is not nothing. It is also the only variable in that hallway that belongs entirely to you.

The rent is not the price of living there

Two words do most of the work. Varmhyra means the heating is inside the rent. Kallhyra means it is not, and the heating turns up as a separate bill in the months when you use the most of it. Listings do not always say which one applies, and the difference does not show up until your first real winter, by which point you have signed.

Electricity is the other one. In a great many flats, hushållsel is a contract you sign yourself, with a supplier you choose, on a meter in your name, and the landlord has nothing to do with the amount. Broadband may come through the building or may not. Neither of these is a detail: they are the gap between the number in the advert and the number that leaves your account.

So do not ask what the rent is. You know what the rent is. Ask what is inside it, what is billed separately, and what last winter actually cost, which is a question the outgoing tenant can answer in one sentence and the landlord often cannot. If you have not lived through a Swedish winter yet, this is the moment it stops being an abstraction.

Heating, damp, and the winter you cannot see in August

How a building is heated decides what it costs to keep warm, and Swedish buildings do it in different ways. Fjärrvärme, district heating piped in from a central plant, behaves very differently from a flat heated by its own electric radiators. You are not being asked to become an engineer. You are being asked to find out which one it is, so that the answer to what the winter costs stops being a guess.

The rest of this section is about things you cannot see in good weather. Draughty windows are invisible in August. Damp in a bathroom corner gets painted over. And a stambyte, the building replacing its water pipes, is a project that can mean the bathroom you are standing in gets taken apart, with all the noise and disruption that implies. Ask whether one is planned. The answer is much easier to get before you sign than after.

Direct these questions at whoever has actually lived there. A landlord answers about the building; a tenant answers about the flat, and about the neighbour who plays drums. If both are present, ask both and notice whether the answers match.

First hand or second hand changes every other answer

The same word, lägenhet, covers two arrangements that behave nothing alike. A förstahandskontrakt is your own name on a lease with the landlord. An andrahandskontrakt is renting from somebody who is themselves a tenant, or who owns the flat and is away for a while. They run on different rules, and those rules are not something to take from a blog post: hyresnämnden, the rent tribunal, and Hyresgästföreningen, the tenants' union, are where that gets checked.

What you can do in ten minutes is establish which of the two you are looking at, and get the paperwork named out loud. In a sublet, the questions are who actually owns the flat, whether the owner has permission to let it out, whether you can see that permission, whether the contract runs until further notice or ends on a fixed date, and what happens if the person you are renting from wants to come home early. None of that is rude. All of it is normal, and a straightforward landlord will answer it without blinking.

One more, and newcomers underestimate it badly: ask whether you can register the address as your folkbokföring. Your registered address is what your post, your bank and every agency letter hang from, and the vocabulary of that world is the same vocabulary you already met on the way to your personnummer. Ask it plainly, at the viewing, in front of everybody. A hesitation is an answer.

Noise, laundry, and what you learn in month three

Whether a flat faces the street or the courtyard is the noise question in Swedish, and it has its own phrasing: mot gatan or mot gården. Ask it even when you can see the answer, because the useful part is what comes next, when somebody says yes, but the bin lorry comes at five. Stairwells carry sound. Old wooden floors carry sound. The person moving out has spent two years finding out exactly how much.

Then the small institutions. The tvättstuga is the shared laundry room, and booking a tvättid is a genuine part of living in a Swedish building, with its own etiquette and its own quiet grudges. Ask how the booking works, because every building does it slightly differently and being shown once is worth an afternoon of guessing. While you are at it: storage, bikes, the lift, and pets.

If a neighbour is on the landing, that is your best source in the building and it costs one sentence to use them. They have no stake in whether you take the flat, which makes them the only person present who has nothing to sell you.

Before you leave: the walkthrough nobody offers you

The word you want is besiktning, an inspection of the flat's condition. Whether one happens automatically depends entirely on who you are renting from, and in an informal sublet the honest answer is often that nobody had planned to do anything. That is the moment to propose it yourself: walk the rooms, list what is already broken, photograph it, and send the list by email so that it exists with a date on it. What counts as normalt slitage, normal wear, is exactly the argument you are trying not to have in eighteen months.

Money follows the same logic. If a deposit is being asked for, ask what it covers, when it comes back and under what conditions, and then ask for that in writing rather than as a nod in a hallway. Get the notice period named too. If you are told a figure for anything, the follow-up is always the same four words in Swedish, and they are worth more than any single question on this page: kan jag få det skriftligt.

Then close properly. How many people have registered interest, what happens next, when you will hear, and what you can send over tonight. Offer the paperwork before it is requested. Say thank you in Swedish on the way out, which costs nothing and is the last thing they hear.

Twenty nouns, six verbs, one hallway

Look at what is actually on this page. There is no conversation in it. There are twenty nouns, most of which you will never use anywhere except a housing context, and a handful of verbs that come back constantly: ingå, tillkomma, få, finnas, boka. That is a closed set, it is small, and it is learnable in the weeks before you need it rather than in the ten minutes while you need it.

Which is the whole argument for doing this early. The flat is found by your queue time and your paperwork. The hallway is where a bit of prepared Swedish quietly earns its keep, and it is also the most likely place for somebody to switch to English on you the moment you hesitate. Learn the questions until they come out flat and unremarkable, and go to the viewing with them already in your mouth.

Questions people ask

How long does an apartment viewing in Sweden last?
Plan for a short slot rather than a private appointment. Viewings are frequently arranged as a window during which everyone shortlisted turns up, so you are sharing the flat with other applicants and the person with the keys is answering several people at once. If you need longer, ask for it: Kan jag komma tillbaka och titta en gång till? Asking for a second look is normal and costs you nothing.
Do I need to speak Swedish at an apartment viewing?
No. You will usually be understood in English. The reason to prepare the Swedish anyway is that the vocabulary is Swedish whether you speak it or not: varmhyra, tvättstuga, besiktning, uppsägningstid and stambyte have no natural English equivalent, and they will appear in the listing, the contract and the answers you get. Knowing the nouns matters more than producing perfect sentences.
What does varmhyra mean?
Varmhyra means heating is included in the rent. Kallhyra means it is not, and heating is billed separately. Household electricity, hushållsel, is a separate matter again and in many flats it is a contract you sign yourself with a supplier of your choosing. What should I check before agreeing to a sublet in Sweden?
Establish first whether the contract is förstahand or andrahand, because they follow different rules. Then ask who owns the flat, whether the person letting it to you has permission to do so, whether you may see that permission, whether the contract has an end date, and whether you can register the address as your folkbokföring. For what the rules actually say about subletting, go to hyresnämnden or Hyresgästföreningen rather than to advice from a previous tenant.
Is there a check-in inventory when you rent in Sweden?
The word is besiktning, an inspection of the flat's condition, and whether one is arranged depends on the landlord. Do not assume it will happen, particularly in a sublet. Propose it yourself at the viewing, photograph anything already damaged on the day you move in, and email the list so that it is dated and shared.
